Delavan PDX Property Management is a residential and commercial property management company located out of Lake Oswego, Oregon.

We are currently seeking a motivated individual to fill the role of Work Order Coordinator/Admin Assistant as there is an immediate need. This is a full-time employment opportunity with flexible work from home or in-office when needed.

This team member will process incoming work orders from tenants, schedule annual services for properties, and create and complete billing for work performed by subcontractors. This position is responsible for ensuring that all work is done in compliance with Oregon tenant-landlord regulations. This team member will be in communication with tenants, subcontractors/vendors, Delavan personnel, and property owners. This role will also help coordinate subcontractor services for new property turnovers and property move-outs to ensure units are in excellent move-in condition for future tenancies. Additional administrative duties include, but are not limited to: paying utilities and posting to Tenant Portals as needed, overseeing tenant insurance plans, and data entry. This role will primarily assist Property Management but will need to assist Contracting Services (an additional branch of Delavan) when needed.

Portland/Vancouver residents will be preferred as this role has the capacity to grow into more hours with the possibility of site visits for tasks in the future such as walkthroughs, showings, etc.

Schedule:

  • 30-40 hours/week. Flexible – remote work as available and when tenant repairs are submitted. Expect hybrid 2-3 days a week in office.
  • Most work to be performed between 9-5pm, Monday-Friday. Other work can be performed in accordance with your schedule as needed.
  • In-person Monday morning meetings from 9:15am-9:45am required for Delavan team check-in regarding work orders and progress.
  • Two weekends/month will be required to be “On Call” for emergency work orders that may come in.

Compensation:

  • $18-$25/hour based on experience.

Minimum Qualifications Requirements:

  • Experience with construction/property management preferred but not required.
  • Ability to learn new software (Appfolio, BuilderTrend, etc)
  • Possess basic knowledge of common maintenance issues along with capability to learn on the job and expand knowledge of building maintenance.
  • Minimum of GED or high school diploma.
  • Ability to speak, read and write in English.
  • Ability to communicate effectively and in a timely manner, both verbally and via writing.
  • Ability to complete tasks from start to finish and manage progression throughout process.
